The submittal documents included an existing conditions plan sheet, <br />preliminary plat, grading plan, and utility plan all dated January 26, 2009. Based upon <br />our review we would offer the following comments. <br />Grading Plan <br />1. Additional drainage swales will need to be added to the grading plan along <br />the lot lines between all lots to ensure drainage from each lot is not <br />discharged onto an adjacent lot outside of a drainage and utility easement. <br />2. The maximum grade allowed by City ordinance is 4 feet horizontal to 1 foot <br />vertical (4:1) without the recommendation of the City Engineers. Due to the <br />existing grades we would recommend that the City increase the maximum <br />allowed grade to 3:1 in areas where trees could be protected or saved. <br />3. The retaining wall shown on the driveway to Lot 3 is over 4 feet high and <br />therefore retaining wall plans signed by a licensed engineer will be required <br />prior to final approval. The wall could be tiered to a maximum height of 4 feet <br />where the distance between the walls is greater than or equal to the wall <br />height. It also appears that wall may need to be extended to the north based <br />on the grading currently shown. <br />4. The portion of the existing driveway that exits onto Little Canada Road is <br />being removed as part of the development. It is our recommendation that the <br />portion of the driveway that will remain be brought up to the current code <br />requirements.
