The subject property is zoned R-1, Single Family Residential and is <br />guided for low density residential uses by the Comprehensive Plan. The subject <br />property currently includes a single family home, tennis court and three detached <br />accessory buildings. The existing single family home is to remain and be incorporated <br />ANALYSIS <br />Zoning. The subject site is zoned R-1, Single Family Residential. The applicant is <br />proposing to subdivide the property into five single family lots. <br />Subdivision Name. The applicant did not provide a name for the proposed plat. As <br />provided for in Section 1005.020.A.1 of the Subdivision Ordinance, the applicant shall <br />provide a proposed name for the plat which is easily differentiated from existing <br />subdivisions in the City. <br />Lot Requirements. The R-1 Zoning District requires single family lots to have at least <br />11,000 square feet in area. The applicant is proposing to subdivide the five acre <br />property into five lots each having 18,800 square feet or more in area. Exact lot areas <br />for the proposed lots were not provided. The table below illustrates the lot requirements <br />of the R-1 District. <br />
