MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 12, 2009 <br />MIDWEST will reface the existing pylon sign, which is 192 square feet in size. There <br />GYMNASTICS will also be 460 square feet of signage on the building for a total of 652 <br />square feet of signage. Ferraro stated that in reviewing the Code and using <br />15% of the Country Drive frontage in calculating allowable signage, the <br />property would be allowed 405 square feet of signage. Ferraro reported <br />that they are requesting the additional signage since this is amulti-tenant <br />building. <br />The City Planner noted that his February 5, 2009 report indicates that 825 <br />square feet of signage is allowed for this property utilizing the east <br />elevation of the building. The Planner noted that City staff has indicated <br />that it is the north elevation that should be utilized in calculating allowable <br />signage. The Planner indicated that he will take a look at this issue prior <br />to the Council meeting. The Planner noted, however, that the property is <br />zoned PUD. In looking at the proposed signage on both the east and north <br />elevations of the building, the amount of signage is minor in relation to the <br />size of the building. Therefore, it was his position that the signage request <br />was reasonable. <br />Bob Wagner, one of the owners of the property, indicated that if the <br />property is allowed 825 square feet of signage, he may be interested in <br />having that amount of signage. The Planner again indicated that he will <br />look at the matter and have a firm number for the February 25`h Council <br />meeting. The Planner suggested that the Commission could pass the <br />Comprehensive Sign Plan on to the Council rather than delay it. <br />Ferraro reviewed the two sign types that are proposed, one having LED <br />illuminated channel letters mounted on an aluminum raceway, and the <br />other anon-illuminated formed plastic letter set. Knudsen asked if the text <br />would be fixed. Ferraro replied that it would. Duray asked if the signage <br />would be flashing or changing. Ferraro replied that it would not. <br />The Commission then discussed the height of the pylon sign. The City <br />Planner provided history on the pylon noting that it has existed since the <br />property was occupied by Knox. The PUD Agreement with Drywall <br />Supply calls for the sign to be brought into conformance at the time that <br />the property was sold. The Planner noted that the City Council has <br />discussed this issue and given the applicant has indicated that lowering the <br />sign would be very expensive, has agreed to allow the current height to <br />remain at this time. The Council has indicated that should another PUD <br />Amendment be requested on this property, the pylon sign height issue <br />would be revisited. <br />The City Planner indicated that the City Adminishator has asked for <br />discussion of the feasibility of making improvements to the bottom of the <br />pylon sign.
