• Two wall signs of 432 square feet (Rice Street elevation) and 259 square feet <br />(County Road C elevation), totaling 691 square feet. These signs actually <br />consist of a series of signs spread over the wall. The area calculation is <br />measured as a single imaginary rectangle drawn to include all of the wall signage <br />to comply with the "one sign per wall" requirement. <br />Two freestanding signs. Sign Al on County Road C is 20 feet in height, 78 <br />square feet in area, including an electronic message board. Sign A2 on Rice <br />Street is 24 feet in height, 143 square feet in area, including both CVS <br />identification and tenant signage for the strip center. <br />• A third freestanding sign is also "proposed" -the existing Valvoline sign on Rice <br />Street would remain in place. The Valvoline site is technically on a separate <br />parcel, but is a part of the PUD approved for the Rice at C Center. <br />• Directional and Informational signs as follows: <br />o Three "Drive-Thru Pharmacy" signs, one on each of the 3 faces of the <br />Drive-Thru canopy -partially illuminated individual letters (non-raceway). <br />Each sign is 7.3 square feet. <br />o Also on the Drive-Thru canopy: "Full Service" on the south facing canopy <br />over each of the drive-thru aisles at 2.6 square feet each; and "Exit" on the <br />north facing canopy at .8 square feet. <br />o One "CVS/pharmacy Enter" sign near the drive entry on County Road C at <br />3 square feet. <br />o Two "Do Not Enter" traffic signs at the north side of the drive-thru area at 2 <br />square feet each. <br />o One drive-thru "Information Plaque" -providing instructions todrive-thru <br />customers on the east-facing wall near the drive-thru window at 12 square <br />feet. <br />o One "Hours of Operation" sign near the front entrance doors on the Rice <br />Street face at 2.4 square feet. <br />o One "Receiving Door" identification sign on the north-facing wall. <br />The total proposed signage for the two wall signs and the two freestanding signs is <br />approximately 912 square feet in area. As noted above, the allowable total signage for <br />these two sign types would be 844 square feet, 68 square feet over the allowance. The <br />application indicates a total request of 967 square feet -this includes the informational/ <br />directional signage which is actually calculated separately from the business signage. <br />There are essentially three categories of departure from the ordinance allowances. <br />These three departures are: <br />1. Sign area variance of 68 square feet over the maximum allowed. <br />2. Three freestanding signs, including the Valvoline sign. <br />3. Informational/Directional signs in excess of four, and exceeding four square feet <br />in area. <br />We had originally understood that the applicant would be seeking a variance to the <br />location of the freestanding sign to be nearer than 40 feet from the intersection -the <br />signage plan indicates that proposed freestanding sign locations will meet the <br />requirements. <br />
