3. 903.110 (]/), (5), (A & B) "B-2" through "B-I", and "I-1" and "I-P" Districts: (1) <br />To amend the existing Conditional Use Permit to allow for a total of three (3) <br />freestanding signs where two (2) are permitted by ordinance. (2) Specifically, to <br />allow amulti-tenant shopping center sign (labeled A-2 & A-1) and the existing <br />Valvoline identification sign. <br />Applicant Statement: The proposed CUP amendment will allow <br />CVSJpharmacy the ability to create new multi-tenant ground signs to <br />identify the shopping center tenants and the adjacent MGM Liquor <br />Warehouse. The ew•rent configuration of the property under the PUD <br />zoning designation presents the appearance of an overall shopping center <br />design with cross access to the parking fields for the CVS/pharmacy, <br />Valvoline facility, and the multi-tenant building. Careful consideration is <br />given to the design of the signs for CVS/pharmacy to balance the <br />necessary signage needed to ensure a successful operation with the <br />appropriate aesthetic and safety concerns of the subject site. The proposed <br />vai7ance causes no detriment to the public, and in fact improves the safety <br />of the site by providing the appropriate advanced notification needed to <br />ensure proper traffic safety and access identification from Rice Sl1•eet and <br />County Road C. <br />
