MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br /> <br />NOVEMBER 10, 2022 <br /> <br />Pursuant to due call and notice thereof a regular meeting of the City Council of Little Canada, <br />Minnesota was convened on the 10th day of November, 2022 in the Council Chambers of the <br />City Center located at 515 Little Canada Road in said City. <br /> <br />Chair Chris Kwapick called the meeting to order at 5:30 p.m. and the following members of the <br />Planning Commission were present at roll call: <br /> <br />PLANNING COMMISSION: Johnson, Kulousek, Kwapick, Thorson, and Quarles <br /> <br />ALSO PRESENT: Community Development Director/ Planner Corrin Wendell <br /> <br /> <br />ADOPT AGENDA <br />The agenda was approved as presented. <br /> <br /> <br />MINUTES <br />Commissioner Johnson made a motion to approve the October 13, 2022 Planning Commission <br />minutes as submitted. Commissioner Quarles seconded the motion. The motion was unanimously <br />approved. <br /> <br /> <br />OPEN TO THE PUBLIC <br />Jessica Turcott, 7624 Schletty, commented on the plans that have been updated for the Villas at <br />Gervais Lake. She stated that when a variance is requested the variance should most impact <br />those requesting the variances. She stated that the 30-foot yard setback impacts the existing <br />residents the most and would prefer to see the variance to the front yards. She explained that <br />would then most impact the people purchasing the homes and not the existing residents. <br /> <br />The Community Development Director stated that application has gone through the watershed <br />and will go forward to the City Council for a public hearing on the preliminary plat on <br />November 30th. <br /> <br />Ms. Turcott commented that the plat shown on the website is substantially different than the plat <br />that was reviewed by the Planning Commission and asked if that would come back to the <br />Commission. <br /> <br />The Community Development Director stated that the plan has been updated and she will <br />provide the updated plat on the website. <br />
