MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 10, 2022 <br /> <br /> <br /> <br /> <br /> <br /> <br />2 <br />Ms. Turcott reiterated that she would prefer the reduced setback in the front of the homes. She <br />noted that a 30-foot setback in the backyard, once a deck is installed, is very close to the property <br />lines. <br /> <br /> <br />PUBLIC HEARING <br /> <br /> <br />COMMISSION BUSINESS: MINOR SUBDIVISION, LOT LINE ADJUSTMENT – <br />GERVAIS WOODS 2ND ADDITION – CASE #1416 <br />The Community Development Director presented a minor subdivision proposal from Nathan <br />Fair, Landmark of Little Canada for the property at 3000 Arcade Street. She stated that this <br />would adjust the rear lot line of two lots within the development to better align with the retaining <br />wall. She noted that the public hearing will be held by the City Council on November 16, 2022. <br /> <br />Chair Kwapick commented that this seems to be a straightforward request. <br /> <br />Commissioner Quarles asked if this neighborhood would have an HOA. <br /> <br />The Community Development Director replied that there would not be an HOA and the City <br />would take over the public street. <br /> <br />Commissioner Quarles asked who would be responsible for the retaining wall maintenance as it <br />would fall on the property line. <br /> <br />The Community Development Director commented that there would be an easement agreement <br />that would spell out that responsibility. She believed that perhaps that would fall onto lot three <br />but noted that she could verity that with the developer. <br /> <br /> <br /> Kulousek introduced the following motion: <br /> <br />RECOMMENDING THE APPROVAL OF A MINOR SUBDIVISION, LOT LINE <br />ADJUSTMENT LOCATED AT 3000 ARCADE STREET, LOT 1, BLOCK 1 AND <br />LOT 3, BLOCK 1, GERVAIS WOODS 2ND ADDITION AS SHOWN ON THE <br />CERTIFICATE OF SURVEY <br /> <br /> The foregoing motion was duly seconded by Thorson. <br /> Ayes (5). Nays (0). Motion passed. <br /> <br /> <br />REPORTS FROM STAFF
