MINUTES <br />PLANNING COMMISSION <br />MAY 7, 2009 <br />PUD Bob Maietta, Temo Sunrooms, appeared before the Commission <br />AMENDMENT - requesting approval of a Planned Unit Development Amendment to <br />2905 COUNTRY allow the addition of a trash enclosure on the north side of the building <br />DRIVE - located at 2905 Country Drive. Maietta reported that the trash enclosure <br />TEMO would be constructed of block to match the building. It would be located <br />SUNROOMS at the northwest corner of the building and would house his dumpster. <br />Knudsen asked if the trash enclosure would be located on top of the <br />sidewalk. Maietta replied that it would. I-Ie noted that this was the best <br />location for the enclosure given the various windows and doors on the <br />building. Maietta also pointed out that this particular area of sidewalk is <br />not necessary for access around the building. <br />Knudsen asked if Maietta would be able to comply with the 15 foot <br />setback recommended by the City Planner. The City Planner noted that <br />the property is zoned PUD, and there are no setback standards in the PUD <br />District. He noted that when the original project was approved a number <br />of years ago, the City applied the I-P District standards to this property. <br />Under the PUD Dishict, however, the City and applicant are free to <br />negotiate a number of items as no specific standards exist in that district. <br />The City Planner stated that he is recommending the 15 foot setback as <br />that was what was applied to the original project. He further noted that the <br />trash enclosure as proposed is setback 11 to 12 feet from the property line. <br />Knudsen asked if setting back the trash enclosure an additional 3 feet <br />would cause Maietta problem. Maietta noted that his dumpster is 7 feet in <br />width; therefore, he proposed a 9 foot dimension. Maietta thought he <br />could shorten the trash enclosure to 8 feet, but noted that the enclosure <br />would be constructed of 8-inch block. Maietta stated that he wanted to <br />provide ample room within the enclosure for the dumpster and easy access <br />by the hauler. He noted that the hauler would pull up to the enclosure and <br />grab it with the forks on the truck. The dumpster is not manually pulled <br />from the enclosure for dumping. <br />Duray asked if Maietta planned to put a roof on the enclosure. Maietta <br />stated that he did not. He plan was for 6-foot tall walls only. Duray asked <br />if there would be room to drive on the north side of the building with the <br />enclosure in place. Knudsen pointed out that there is no vehicular access <br />there now. Knudsen asked if Maietta planned to put a gate on the <br />enclosure. Maietta replied that he could put a gate on the enclosure if that <br />is what the City wants. <br />Knudsen felt that the gate was necessary for screening purposes. He also <br />noted the City Planner's recommendation for a roof on the trash enclosure. <br />Knudsen asked if there were any concerns about the addition of a roof. <br />-4- <br />
