MINUTES <br />PLANNING COMMISSION <br />MAY 7, 2009 <br />Watershed District at a board meeting last evening. It is her understanding <br />that approval has been granted. <br />Knudsen asked how the number of new parking spots was arrived at. <br />Seviola reported that the building occupancy is maximized at this point, <br />with exception of the second shift. There are currently 66 people working <br />on the second shift. If additional employees are added to the second shift, <br />St. Jude has the room to add 27 more parking spots to the front parking <br />lot, or can add a deck or parking ramp. <br />Duray asked about the overhead tank at the southwest end of the lot. <br />Seviola reported that St. Jude has propane fuel in that tank that is used at <br />times that Xcel Energy is operating at capacity. St. Jude's receives an <br />energy discount because of this. Seviola stated, however, that with the <br />cost of propane, this may no longer be economically advantageous. St. <br />Jude will re-evaluate this storage this year, and it might be eliminated. <br />Barraclough questioned the impact of lighting from the parking lot on <br />Highway 36. Seviola noted that the lights will be hooded and face <br />downward. Seviola indicated that if there is a problem, the lights could be <br />lowered. It was again noted that there will be trees between the parking <br />lot and Highway 36, with the City Planner noting the tree coverage on the <br />Highway 36 right-of--way. Seviola also indicated that St. Jude's will do <br />tree replacement in this area. <br />The City Planner asked the height of the retaining wall. Whelan indicated <br />that it will be 8 feet tall at its highest point. <br />Everson suggested that if the second shift grows that St. Jude look into the <br />possibility of starting the second shift later to avoid parking conflicts. <br />Seviola agreed that that was another option. <br />Pechmann recommended approval of the Amendment to Planned Unit <br />Development to allow the installation of a new parking lot on the north <br />side of the St. Jude Medical Woodridge campus building located at 177 <br />County Road B subject to compliance with the recommendations of the <br />City Planner and the City Engineer. <br />Motion seconded by Duray. <br />Motion carried 7 - 0. <br />-3- <br />
