MINUTES <br />Parks & Recreation Commission <br />Yebruary 3, 1994 <br />Urban stated that the eastern portion of the site where all <br />the trees are located in Little Canada would be reserved for <br />the association. He stated that it was the desire of the <br />developer to leave that property as a private park or <br />association area for the residents' enjoyment. However, <br />there is an option of developing a combined park with <br />Vadnais Heights which would benefit not only the adjacent <br />residents, but both communities. Therefore, Little Canada <br />would share control of the park with Vadnais Heights. <br />Wehrle asked what type of clientele the developers were <br />trying to attract for the Little Canada site and what their <br />recreational needs would be. Uban indicated that they would <br />typically be young professionals or retired, more mature <br />families where the children have left whose interests would <br />be in tennis, walking, and more passive activities. Uban <br />stated that they are aiming at the type of people that <br />believe in preservation of the natural environment vs. <br />individual control and manipulation of the yard. <br />Wehrle asked what would happen to the land adjacent to <br />Vadnais Heights if Little Canada did not opt for land <br />dedication. Uban indicated that it would be maintained as <br />private homeowner's association open space for the use only <br />of the residents. <br />Sanders asked what the square footage would be on the <br />buildings. Pratt stated that it would range between 1,700 <br />and 1,950 square feet on a single level per unit with each <br />unit having a walkout basement. The basic every day living <br />would be on one level with an option to expand downstairs. <br />Wehrle asked the developers why they have returned with the <br />same twin home proposal since it was clear that twin homes <br />were not preferred by the Council and residents in the <br />area. Pratt stated that before, they came for more of a <br />concept approval. Now their plans are more final. He <br />indicated that many meetings have been held with Vadnais <br />Heights. He stated that Vadnais Heights has committed now <br />to putting a park in on their land and this would be a <br />window of opportunity for Little Canada to proceed with <br />plans for a joint park. Pratt commented that Vadnais <br />Heights is willing to work with Little Canada on joint <br />facility use and control of the park. If Little Canada <br />chooses not to work with Vadnais Heights on a joint park, <br />Little Canada would not have any control over what will be <br />done with the park. <br />-3- <br />
