Construction of the 3rd Addition should not commence until after written approval is
received from BP Oil for the roadway crossing.
• The developer must enter into a maintenance agreement with the City for maintenance of the
private streets, private storm sewer, and public stormwater management facilities.
3rd Addition Plat Comments
Plan Review Comments
Site Plan
• Consider using barrier curb on private streets without driveways.
• Consider specifying joint conduit crossing locations for private utilities under private streets.
Signing & Striping Plan
• No signs are shown. The plan should be resubmitted with proposed signage.
• Include a no parking sign in the Outlot C turn-around to ensure it is accessible for the maneuver.
• Street B and C have parking stalls immediately adjacent to hydrants. Either stripe these off as
no-parking or relocate the hydrants to ensure they are accessible.
Typical Sections
• The typical sections indicate barrier curb – modify to reflect the plan sheet callouts
(surmountable).
• Roadway draintile is being shown in the typical section but not shown in the plans, please
include in street sheet plan view to ensure its location is documented.
Erosion Control Plan & Notes
• Include erosion control at the downstream end of County Road D and Street 2, likely in the ditch
area.
• Include double silt fence around the pond and filtration basin. Include a note about protecting
the filtration basin throughout construction and until final turf establishment is complete.
• Outlot’s O,P,T and S are appear to be conveyance channels – include blanket in the swale
bottom to minimize erosion.
• The filtration bench does not include information regarding final vegetation establishment. Is
the intent to leave the basin as a sand-based media without vegetation? Due to the high
visibility of this stormwater BMP for residents of the development, as well as trail users,
incorporate vegetation suitable for filtration benches into the plan, preferably plugs.
Street and Utility Plan & Profile
• Call out service size and type for watermain and sanitary sewer.
• Add the service data above the parcel or in a table format. The following information should be
included:
o Wye Station
o Curbstop Elevation
