Name: Corrin Wendell
Date: January 19, 2024
Page: 3

H:\LTCANADA_CI_MN\0N1133321\2_Preliminary\C_Reports\2024-01-19 Pioneer Commons 3rd Addition Review Memo.docx

o Upstream Sanitary Sewer Elevation
o Riser Elevation (if necessary)
• Add a label for MH-6007 in profile view.
• Add a label for MH-6009 in profile view.
• Move MH-6004 into the street.
• Utilize a 45-degree bend instead of a 90-degree bend for dead-end hydrants.
• Add a gate valve on the west side of the cross at the intersection of Street 1 and Street B.
• Move MH-6101 and MH-6201 into the street and the hydrant off to the side like the other
streets.
• Move the water service by MH-6100 to the north side.
• Sewer pipe between MH-6009 and MH-6006 pipe should be insulated anywhere the pipe has a
bury depth of less than 7.5’.
• Sewer pipe and services from MH-6010 to MH-6009 and MH-6011 to MH-6009 should be
insulated. Evaluate the possibility of adjusting street grades to provide additional cover over the
sanitary sewer.
Grading Plan
• See note above regarding shall sanitary sewer lines. Can the northwest portion of the site be
raised slightly to add additional cover over the sanitary sewer system where minimum cover is
not provided?
Intersection Details
• Update the drainage paths at the intersection of County Road D and Street 2. Where does the
upstream ditch water go and does the entrance hold water? Intersection detail shows water
sitting in the curb line.
• Adjust curbline at the intersection of County Road D and Street 2 to get existing storm manhole
out of the curbline. Or, modify the curbline to make this a catch basin manhole.
• Consider adding flares to the private pedestrian ramps.
Street and Storm Plans
• Sidewalk connections from private streets to the public trail will be considered private.
• Provide a revised hydraulic stormwater report for the 3rd addition that incorporates any changes
from the site-wide hydraulic report that was submitted for the 1st Addition. If no hydraulic
changes have occurred, just note that.
• Review shallow catch basins, catch basin manholes, and manholes. Some are possibly
prohibitively shallow. Many instances indicate a single catch basin lead could be lowered to
provide typical 3.5’ – 4.0’ structure depth.
• Consider moving STCB-5232 out of the valley gutter to improve longevity of the structure and
surface improvements.
• STCB-5233 appears to have incorrect information in profile view. Review and modify pipe inverts
and structure depth.
