Little Canada Mayor and City Council <br />22 April 1985 <br />Page Three <br />It is also important to note that landscaping must be provided on the five <br />foot perimeter between property lines and parking lots and driveways. <br />RECOMMENDATION <br />With a few exceptions, the proposed structure and modifications conform to <br />City regulations. Thus> we recommend PMC be allowed to expand based on the <br />analysis above. This recommendation is contingent upon the following <br />conditions: <br />1. That the applicant put forth to the Council justifiable reasons for not <br />meeting City requirements regarding driveway access and loading berth <br />space as analyzed above. Consultation with the City Engineer should <br />be involved if alternative approaches are discussed or in justifying the <br />present plan. <br />2. A drainage plan must be submitted to the City Engineer for review and <br />approval.. <br />3. That a detailed landscape plan be submitted and a surety bond issued <br />to the City in an amount no less than 1z times the cost of the completed <br />landscaping. <br />4. That concrete curb barriers be provided around the perimeter of the <br />storage building and around all parking lois and driveways. <br />5. That the.City receive written approval from NSP that construction on <br />their easement is acceptable.
