Industrial developments must submit drainage plans to the City <br />ngEineer for review and approval. <br />Parkin Parking requirements are calculated as follows: Office space - 3 <br />spaces plus 1 space for each 200 square feet of floor area, and warehousing - <br />1 space per 1>000 square feet of warehouse, plus 1 space per each company <br />truck stored outside. Given the existing office building and proposed storage <br />facility site dimensions as shown on the site plan, a minimum of 24 spaces <br />are required. Thirty-four spaces are shown on the plan. The dimensions of the <br />parking stalls are also in conformance with City regulations as none are less <br />than the required 82'x20' in dimension. Parking stalls located along Ryan <br />Drive are beyond the minimum 15 feet away from the paved street surface. <br />Regarding the required paved surfacing of parking areas, the applicant wishes <br />to use a crushed aggregate material due to the instability of the lot base. <br />The Council may wish to have the City Engineer verify this soil condition. <br />Curb barriers are shown to be at or beyond the 5 foot minimum from the edge <br />of the parking area to adjacent property lines. Since the building would be <br />of metal construction, 5 foot curb barriers must also be provided around the <br />entire perimeter of the structure. <br />Driveway-Access. The existing easternmost driveway access from Ryan Drive is <br />beyond the 24 foot width maximum requirement. The applicant, after consultation <br />~,vith the City Engineer, should shorten the access to an acceptable width or <br />justify to the Council why it cannot be done. <br />loading Space. Loading spaces must be 70 feet by l0 feet for the first and 30 <br />feet by 10 feet for additional berths. However, at its maximum distance, <br />there is only 60 feet between the proposed storage facility and fence along <br />Ryan.Drixe_ Again, justification as to why this is not up to City regulations <br />must be provided to the Council. Three loading spaces ~.aould be provided in <br />the structure. <br />Landscaping. Some landscaping is shown on the site plan. However, no dimensions <br />of the planting materials were provided. Below are minimum City requirements for <br />landscaping materials (Section 903.020.G.4). <br />Planting materials (at the time of planting): <br />Balled and <br />Potted/Bare Root* Burlaped <br />Shade Trees 1 3/4" dia. 2" dia. <br />Half Trees (Flowering Crab, Russian Olive, <br />Hawthorn, etc.) 6-7 feet 12" dia. <br />Evergreen Trees 3-4 feet <br />Tall Shrubs and Hedge Material 3-4 feet <br />(Evergreen or Deciduous) <br />Law Shrubs (Evergreen or Deciduous) 18-14" <br />*Mode is dependent upon time of planting season, availability, and site conditions <br />(includes both natural (soils, climate, groundwater, etc.) and man-made <br />(irrigation, grading, etc.) influences). <br />Page 10 <br />
