The specific site <br />is Lot 3, Block 1 along Ryan Drive. The lot is wide (550 r"aet) and snal?o~~~ <br />(131 feet at its deepest). As the entire park is under a PUD, setbacks for <br />new buildings are negotiable, provided that the developer can demonstrate <br />that the setback changes allow more desirable conditions of traffic flow, <br />loading, parking, or other performance standards. <br />ANAI YSTS <br />The proposed building is open do one side for access and loading. Setback <br />from the Burlington Northern Railroad is not dimensioned on the plan. It <br />appears to be approximately 5 feet. As mentioned previously, such setback <br />encroachments are acceptable, provided other performance standards are met <br />which create a more functional site. <br />The proposal appears to have merit in terms of making the best use of the lot. <br />However, no parking, loading, or drive aisle space is delineated. The intent <br />of the PUD is to insure that encroachments into the right-of-way, inadequate <br />loading and parking, and other problems can be rectified.
