Little Canada Mayor and City Council 27 March 1985 Page Two • Industrial developments must submit drainage plans to the City Engineer for review and approval (903.020.E.). • Applications for building and occupancy permits must be accompanied by a site plan illustrating off-street parking and loading spaces (903.050.C.). • All parking areas must be surfaced to control dust and drainage (903.050.D.S.k.). a All off-street parking must have a perimeter curb around the entire parking area, no closer than 5 feet to property lines. All open areas not used for parking and loading must be landscaped according to approved plans (903.050.D.8.o). o All metal buildings must have a curb barrier around the entire building, no closer than 5 feet to the building (903.050.D.8.p.). a No ofr""-street parking may occur within 15 feet of the paved street surface (903.050.F.3.). o Required parking may not be used for sales or storage (903.050.G.). • Parking requirements are calculated as follows: Office space - 3 spaces plus 1 space for each 200 so,uare feet of floor area, and warehousing - 1 space per 1,000 square feet of warehouse, plus 1 space per each company truck stored outside (903.050.N.27). e Loading space is calculated at 1 space per 10,000 square feet (903.050. G.1.). u Loading spaces must be 70 feet by 10 feet for the first and 30 feet by 10 feet for additional berths. RECOMMENDATIO In general, the building proposal should be satisfactory if other site develop- ment occurs properly. However, as the site plan information was not included in the request, it is not possible to evaluate the total development's accepta- bility.
