CONDImIONAL USES. <br />The following uses shall be allowed as Conditional Uses, requiring <br />a Conditional IIse Permit subject to the provisions of Section 921 <br />of the Little Canada City Code: <br />A. Open and Outdoor Storage, subject to the provisions of Section <br />913.090.A., and with the provision triat such use may <br />constitute no more than ten percent (10~) of any parcel. <br />B. Group Day Care, subject to the provisions of Section <br />913.040.E'. <br />C. Manufacturing, Compounding, Assembly, Packaging, Treatment or <br />Storage o£ Products and Materials, provided that such use does <br />not constitute a nuisance for nearby residential properties <br />due to noise, odors, lights, or other factors. <br />9xx.050. LOT, SETBACK, AND BUILDING REQUIREMENTS. <br />Lot, setback, and building requirements for the "B-I", Business- <br />Industrial District shall be as prescribed in Section 914.050. and <br />Section 914.060 of the Little Canada City Code. <br />section 2_ <br />Section 902.O10.A. of the Little Canada City Code is hereby amended <br />by adding the following: <br />33.1 Contractor's Shores. An establishment which includes <br />offices and associated work space for construction trade <br />contractors, or similar uses. Associated work space may <br />include one or more of the following: enclosed storage, <br />warehousing, showroom (but not retail), and fabrication <br />shop area. Fabrication area is limited to the <br />fabrication of materials and equipment to be used and/or <br />installed by the contractor at an off-site contract <br />location. Contractor s Shops do not include the <br />fabrication of materials or equipment which are <br />constructed for sale to other resellers. <br />Section 3. <br />This Ordinance shall take effect and be in full force from and <br />after its passage and publication. <br />Page 66 <br />
