City o£ Little Canada, Minnesota <br />Ordinance <br />AN ORDINANCE AMENDING CHAPTER 912 OF THE LITTLE CANADA ZONING <br />CODE ESTABLISHING SELF-STORAGE FACILITIES (INCLUDING ACCESSORY <br />CARETAKER APARTMENTS) AS A CONDITIONAL USE IN THE B-3, GENERAL <br />BUSINESS ZONING DISTRICT <br />The City Council of the City of Little Canada hereby ordains: <br />Section 1. <br />Section 912.040 of the Zoning Code (B-3 District Conditional <br />Uses) is hereby amended to add the following: <br />K. Self storage (mini warehouse) facilities, provided that: <br />1. Building location. No buildings shall be located <br />closer than 28 feet to each other to allow for <br />parking, loading, driveway and fire lanes. <br />2. Snow storage. Adequate space is provided for <br />snow storage as determined by the City. <br />3. Fire protection. All storage buildings shall be <br />subject to fire protection requirements as <br />determined by the Little Canada Fire Department, <br />including but not limited to, fire hydrants, fire <br />lanes, sprinkler systems and firewalls. <br />4. Driveways and parking area. All driveways and <br />parking areas shall be hard surfaced with <br />concrete or asphalt and provided adequate turning <br />radius for vehicle maneuverability. Parking <br />spaces shall be striped. <br />5. Caretaker apartment. If an "on-premises" <br />caretaker dwelling unit is provided on site, <br />construction of such dwelling unit shall conform <br />to all design standard regulations for multiple- <br />family dwelling units of the Minnesota State <br />Building Code and the Little Canada Zoning and <br />Building Codes. Two off-street parking spaces, <br />including at least one garage stall shall be <br />provided for the caretaker dwelling unit. <br />
