1. The activity of outdoor storage shall require a separate business license <br />issued by the City of Little Canada. The applicant will /rave to obtain this <br />license given theiz• industrial use (effective 7/1/10). <br />2. The storage area in question occupies an area no greater than sixty percent <br />(60%) of the gross square footage of the subject parcel. T/ze outdoor <br />storage areas proposed comprise of approximately less than 10% of the <br />site, izz compliance with the regulation. <br />3. The storage area shall not occupy any portion of the yard between the <br />front building line and the adjoining public street, or the side building line <br />and public street on a corner lot. This property is a corner parcel on <br />Country and Ryan Drive. City staff is considering Ryan Drive as the <br />front yard of the parceG The applicant is proposing to allow additional <br />outdoor storage that would occur in front of t/ze front building line on <br />both the principal and accessozy building. Given the recent review of <br />the I-1 zoning code and the industrial disbzcts, city staff believes this is <br />not cmzsistent with the intent of this area. City stuff recommends denial <br />of the additional storage requested. <br />4. The storage is utilized solely by those tenants of the principal building in <br />an amount proportionate to each tenant's occupancy of said principal <br />building. Only tenants of the building are identified as potential users of <br />the outdoor storage areas. However, Visioz:s Tree Service has trucks, <br />equipment, and tree material stored on the site. Their storage is not part <br />of this application. City staff has confirmed with the owner that at this <br />time Vision Tree Services does not occupy any space within Pl:e principal <br />building. Their use is strictly rental of outdoor storage. City staff <br />recommends that their storage be to within the accessory building or <br />removed from the property within 60 days. City staff does not <br />recommend approval of outdoor storage for nonusers oft/:e building. <br />The property owzzer has indicated that Vision Tree Services may start to <br />rent a small office space within the principal building. The owner /las <br />been informed that with this permit the outdoor storage is not tied to a <br />specific user, but divided up proportionately to each tenants occupancy <br />with the principal building. If Vision Tree Services does acquire office <br />space, their storage under this perznit would comply subject to the <br />proportional allotments. <br />5. The outdoor storage of equipment or materials, as defined by this <br />Ordinance, must be capable of moving under its own power, stored on a <br />trailer, stored within weather-proof containers, or other storage <br />arrangements as approved by the City Council. Storage of any material <br />directly on the ground when the dimensions of such item are less than <br />three (3) feet in width, length, and height, shall be prohibited wherever <br />the City Council determines that reasonable alternatives exist consistent <br />with this section. The applicant does not specify what type of equipment <br />or ttuiterial will be stored ozz the property other than that it is for a <br />roofing and nspl:alt company. During a recent site inspection the <br />roofing equipment did appear to comply, but the materials dirt not. City <br />staff is requesting more detail from the applicant on what the tenants <br />will be storing and how it will be stored to ensure compliance w&h the <br />code. <br />
