Little Canada Road <br />St. Paul, MN 55117 <br />Re: Preliminary plat of Gervais Shores Addition. <br />Gentlemen: <br />18 Fourth Avenue S.E. <br />St. Cloud, Minnesota 55301 <br />251-7751 <br />314 Oak St. <br />Sauk Centre, Minnesota S637s <br />3523664 <br />We have reviewed the preliminary plat of Gervais Shores Addition <br />in conjunction with an on si.te inspection. W.e offer the following <br />comments for your consideration. <br />1. Lots <br />ATT--of th-e lots shown are 1/2 acre or larger. <br />All lots meet the minimum dimensions of not less than 60 feet <br />of the front property line and not less than 75 feet of the <br />building set back line. <br />Under lot standards of your platting code, double frontage <br />lots will not be permitted except where topographic and <br />existing conditions render subdividing otherwise unreasonable. <br />The existing conditions are such as to force the use of double <br />facing lots. <br />2. Streets & Easements <br />Item 1006.010 of your code states that the arrangement, character <br />and locations shall conform or relate.to the existing and <br />planned streets, to public convenience and safety, reasonable <br />circulations of traffic and proper drainage. <br />The street layout as proposed Is not ideal due to its length - <br />for a dead end street, the acute curves, two turnarounds and <br />maximum grades, a combination which creates a bad vertical and <br />horizontal sight distance. <br />Easements as shown fulfill the requirements of this. plat. <br />t� <br />Clerk's exhibit no. 640C�CO� <br />Vol meeting 11-10-76 lip <br />-1- NOV 9 197E <br />CI !
