Summary of Recommendations A review of the surr'oun ing areas existing developments and land divisions indicates that some effort should be made to extend the proposed road northwesterly to the west line of this proposed plat. An additional right of way line with Lot 5 would provide for reasonable traffic and utility circulation for future development of the property to the west. Although the developer is expected to pay for all improvements, it is recommended that the City should install a trunk sewer line from the manhole on Lot 13 southeasterly to the west boundary of Round Lake Addition No. 2. This would provide future service for that area that will be served by the existing short length of sanitary sewer located in County Road "C". Easements should be provided for future watermain circulation on Lots 10 & 113, storm sewer easements on Lots 14 & 15 and a sanitary sewer easement, locations of which will be determined prior to final plat approval. In view of the fact that the static pressure at the high end of this area is only approximately 21 psi and are dead ends, and in view of the fact that there is no commitment to improve the condition in the immediate future, we recommend that the Council consider delaying this development.
