Round Lake 3rd Addition -2- April 13, 1977 <br />Water <br />The —proposed plat area is served by an existing watermain located at County Road "C", <br />Soils <br />eIe-To not have a soils report, however, past experience would indicate that the <br />soils conditions are favorable. <br />Summary of Recommendations <br />A review of the surr'oun ing areas existing developments and land divisions indicates <br />that some effort should be made to extend the proposed road northwesterly to the west <br />line of this proposed plat. An additional right of way line with Lot 5 would provide <br />for reasonable traffic and utility circulation for future development of the property <br />to the west. <br />Although the developer is expected to pay for all improvements, it is recommended <br />that the City should install a trunk sewer line from the manhole on Lot 13 southeasterly <br />to the west boundary of Round Lake Addition No. 2. This would provide future service <br />for that area that will be served by the existing short length of sanitary sewer located <br />in County Road "C". <br />Easements should be provided for future watermain circulation on Lots 10 & 113, storm <br />sewer easements on Lots 14 & 15 and a sanitary sewer easement, locations of which <br />will be determined prior to final plat approval. <br />In view of the fact that the static pressure at the high end of this area is only <br />approximately 21 psi and are dead ends, and in view of the fact that there is no <br />commitment to improve the condition in the immediate future, we recommend that the <br />Council consider delaying this development. <br />Complete street, drainage and utility plans are a requirement of final plat approval. <br />Yours truly, <br />MIL ER Aotwal <br />Y & ASSOCIATES <br />Geor <br />v <br />GG :kal <br />1075 <br />APR 18 1977 <br />CITY OF <br />N%w'' LITTLE CANADA <br />
