Little Canada Road <br />St. Paul, MN 55117 <br />Re: Preliminary plat of Round Lake 3rd Addition <br />Gentlemen: <br />15 Fourth Avenue S.E. <br />St. Cloud, Minnesota 55301 <br />251-7751 <br />314 Oak St. <br />Sauk Centre, Minnesota M73 <br />3523664 <br />We have reviewed the proposed preliminary plat in conjunction with an on site <br />inspection. We offer the following comments for your consideration. <br />Streets <br />Access to the proposed development is from County Road "C" at an intersection <br />point located approximately 1/4 mile east of Rice Street. This is the only <br />access point to the development. <br />The right of way width and turnaround radius length meet the requirements of <br />your ordinance. <br />Lots <br />All of the proposed lots fulfill the square feet area requirements of your <br />platting ordinance. <br />Lots 1 & 28 do not meet the 100 foot width requirements for corner lots. Lots 13, <br />14, 15 & 16 do not meet the minimum width requirement of 60 feet at the front lot <br />line. The requirements are shown on pages 128 & 129 of your code book. <br />Drainage <br />Because of the difference in elevation from County Road "C" to Round Lake, disposal <br />of surface waters will not be a problem.
