Round Lake 3rd' Addition -2- April 13, 1977 <br />water <br />=ire proposed plat area is served by an existing watermain located at County Road "C", <br />Soils <br />We do not have a soils report, however, past experience would indicate that the <br />soils conditions are favorable. <br />Summary of Recommendations <br />review of -the surroun 1ng areas existing developments and land divisions indicates <br />that some effort should be made to extend the proposed road northwesterly to the west <br />line of this proposed plat. An additional right of way line with Lot 5 would provide <br />for reasonable traffic and utility circulation for future development of the property <br />to the west. <br />Although the developer is expected to pay for all improvements, it is recommended <br />that the City should install a trunk sewer line from the manhole on Lot 13 southeasterly <br />to the west boundary of Round Lake Addition No. 2. This would provide future service <br />for that area that will be served by the existing short length of sanitary sewer located <br />in County Road "C" . <br />Easements should be provided for future watermain circulation on Lots 10 & 11, storm <br />sewer easements on Lots 14 & 15 and a sanitary sewer easement, locations of which <br />will be determined prior to final plat approval. <br />Vi view of the fact that the static pressure at the high end of this area is only <br />( proximately 21 psi and are dead ends, andin view of the fact that there is no <br />commitment to improve the condition in the immediate future, we recommend , that the <br />Council consider delaying this development. <br />Complete street, drainage and utility plans are a requirement of final plat approval. <br />Yours truly, <br />MIL ER W.
