The applicant has agreed to give the buildings any face treatment the <br />Planning Commission might recommend including brick veneer or stucco. <br />At the last Planning Commission meeting, stucco was discussed in order <br />to complement the existing office buildings to the north. <br />4. The proposed buildings would screen the existing office buildings from <br />the industrial use to the south. <br />5. According to the applicant, the proposed use would be of relatively low <br />intensity and traffic would be less than other commercial uses which might <br />be allowed. <br />6. The east end of the property consists of a hill with some vegetation existing. <br />In discussing the project with the applicant, he appeared to be agreeable <br />to maintaining at least part of the hill and vegetation to screen the proposed <br />buildings from the residential property to the east. <br />7. A driveway from Park Street would be necessary as Park Street is the only <br />dedicated street upon which the property in question abuts. It is suggested that <br />the driveway be located as close to the south property line as possible in order <br />to maintain as much of the existing hill as possible. <br />8.. While technically, the property fronts on Park Street, the City may wish to <br />consider requiring the applicant to use the private road on the west for <br />primary access to the property. This would mainly amount to signage, but <br />is seen as reducing the traffic on Pbrrk Street and the resulting impact on the <br />adjacent residential property. <br />9. The plan which was submitted complies with setback requirements for a <br />B-2 district. <br />10. The plan does not include a parking scheme. While the amount of paved surface <br />is considered ample for temporary parking of vehicles during loading or unloading, <br />some parking should be designated for the proposed offices. The Zoning <br />Ordinance requires 1 space for every 150 square feet of floor area. The area <br />designated as office space contains 1,800 square feet, requiring 12 parking <br />spaces. <br />11. A grading plan showing drainage and including a satisfactory berm (hill) on <br />the east side of the property should be submitted. <br />
