Exhibit "A" shows the existing land use and daily traffic flow at the inter- <br />section; also shown conceptually are the channelization (and signal) changes to be <br />made during 1979 to Rice Street. <br />ISSUES <br />1 . The Speedy Market presently provides (as approved) less than the required number <br />of parking spaces. Considering the store to have 2,600 square feet of net retail <br />space, thirty (30) spaces would be required at 1 per 85 square feet of retail floor <br />area. Twenty-six (26) spaces currently exist. <br />2. The installation of gasoline service would be considered as introducing an additional <br />use; as proposed this would cause a decrease by ten (10) in the number of available <br />parking spaces. <br />3. The proposed location of the pumps would create substantial circulation conflicts <br />due to the juxtaposition of the street corner and driveway off of County Road C. <br />It is the intention of the owner that four (4) vehicles may be served at the pumps <br />at one time. Due to the location, there is inadequate space to allow the vehicles <br />to enter the pump area to be served and to safely exit. Exhibits "B" and "C" show <br />the various, attemptable, turning patterns that possibly could occur with the pumps <br />at this location (standard passenger wheel tracks, 28 foot outside radius). Due to <br />the positioning of the pump island and the potential difficulty in entering the <br />service area it would be likely that the "normal" parking of the vehicle to the <br />right of the pump would not be used consistently. Motorist turning off County <br />Road C from the west would find it extremely difficult, at best, to make the <br />Clerk's exhibit no. 5 1 <br />Meeting-3-8-78- <br />
