Little Canada Planning Commission
5 September 1978
Page Three
Lot 4, Block 2
This lot appears to meet the Zoning Ordinance requirements. However, given the
area allowed, it is highly doubtful that a large truck could manuever into the
doorway at the east end of the building. This again becomes a matter of enforce-
ment. If the plan is approved, it should be stipulated that vehicles backing to or
from the street shall not be permitted.
Lot 3, Block 3
The some comments that were made regarding Lot 4, Block 2 apply to this lot.
Lot 2, Block 4
This lot appears to meet Zoning Ordinance requirements. However, the site plan
should be referred to Northern States Power for their review and comment prior to
issuance of a building permit.
RECOMMENDATION
In view of the issues raised in the above discussion, the following suggestions are
offered:
Lot 1, Block 2
No permit be issued until the applicant obtains the necessary clearance or permits
from the St. Paul Waterworks. In addition, no structure should be allowed over the
existing ut i I i ty easement.
Lot 4, Block 2
It is suggested that the Planning Commission recommend approval of the building
permit with all due warning that the ordinance provision prohibiting vehicles from
backing onto the street shall be strictly enforced.
Lot 3, Block 3
Some recommendation as Lot 4, Block 2.
