4. Size: Attached garages cannot exceed 1,000 square feet or 100 percent of the first-floor area of <br />the principal structure, whichever is more restrictive. <br />5. Setbacks: In most residential zoning districts, attached garages are considered part of the <br />principal structure for setback purposes from the side property line. Attached garages must <br />maintain the same front and rear yard setback as the principal structure. <br />6. Height: The height of an attached garage shall not exceed 1-story or the height of the principal <br />structure. <br />7. Size: Detached garages may be located in the side and rear yards only. Detached garages cannot <br />exceed 1,000 square feet or 100 percent of the first-floor area of the principal structure, whichever <br />is more restrictive. <br />8. No combination of accessory structures may cover more than 35 percent of the available rear <br />yard (rear wall of house to rear lot line). <br />9. Setbacks: In most residential zoning districts, detached garages must maintain a 5-foot setback <br />from both the side and the rear property lines. <br />10. Height: The height of a detached garage is limited to 18 feet as measured to the mean of the <br />roofline (from ground grade to the middle of a pitched roof), or the height of the principal structure, <br />whichever is more restrictive. <br />Option: <br />There was discussion on whether a property could exceed 1,500 square feet in total <br />attached/detached garage and accessory structures through a Conditional Use Permit. <br />Attachments: <br />Please see the existing Zoning Code Chapters 904, 914.120, and 915.020, attached. <br />Public Hearing: <br />A Text Amendment requires a Public Hearing and the City Council will open the hearing at their <br />January 24, 2024 meeting to take comment from the public. At that time, they will consider the <br />comments from the public. A public hearing notice was sent to the Pioneer Press for publication. <br />RECOMMENDED ACTION <br />To recommend approval of a Text Amendment to Chapters 904, 914, and 915 of the Zoning Code <br />related to Garage and Accessory Structures.
