MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br /> <br />JUNE 13, 2024 <br /> <br />Pursuant to due call and notice thereof a regular meeting of the City Council of Little Canada, <br />Minnesota was convened on the 13th day of June, 2024 in the Council Chambers of the City <br />Center located at 515 Little Canada Road in said City. <br /> <br />Chair Taelor Johnson called the meeting to order at 5:35 p.m. and the following members of the <br />Planning Commission were present at roll call: <br /> <br />PLANNING COMMISSION: Boe-Schmidtz, Haluptzok, Johnson, Kulousek, Lum, Masrud, <br />and Thorson. Absent: Carlson-Clark. <br /> <br />ALSO PRESENT: Community Development Director/ Planner Corrin Wendell <br /> <br />ADOPT AGENDA <br />The agenda was approved as presented. <br /> <br />MINUTES <br />Commissioner Kulousek made a motion to approve the April 11, 2024 Planning Commission <br />minutes as submitted. Commissioner Haluptzok seconded the motion. The motion was <br />unanimously approved. <br /> <br />OPEN TO THE PUBLIC <br />No comments. <br /> <br />PUBLIC HEARING <br />None. <br /> <br />COMMISSION BUSINESS <br /> <br />MINOR SUBDIVISION LOT LINE ADJUSTMENT MCMENEMY (CASE 1431) <br />The Community Development Director presented a minor subdivision, lot line adjustment, <br />request to adjust the lot line between the properties of 2255 and 2251 McMenemy Street. She <br />stated that there is an existing garage and over time the property owners discovered that structure <br />exceeds the lot line, therefore this adjustment would clean that up. She reviewed the minor <br />subdivision requirements noting that all have been met by the applicant. She noted that after the <br />adjustment both parcels would still remain over the minimum zoning standards in terms of lot <br />size and dimensions. She stated that the City Council will be holding a public hearing to <br />consider this item on June 24th. <br /> <br />Commissioner Masrud asked if this is simply shifting the lot line west. The Community <br />Development Director confirmed that is the only adjustment. <br /> <br />Pam Spesta, 2251 McMenemy commented that they are in verbal agreement of the lot line <br />adjustment and are still working to finalize the written purchase agreement. <br />
