5 | P a g e <br /> <br />Site Plan Review <br />City Code states that the Community Development Director is authorized to review and approve, approve <br />with conditions, or deny Site Plan Reviews following the procedures and standards of Section 917.060 of <br />the Little Canada Zoning Code. <br /> <br />However, when the City Council adopts an ordinance rezoning a property to a Planned Unit Development <br />Overlay District, it is also approving the Site Plan. <br /> <br />In this case, the Applicant is seeking to be rezoned to a PUD Overlay District to receive deviations from <br />the C-2 – Corridor Mixed zoning standards necessitating the Planning Commission and City Council’s <br />review of the site plan. <br /> <br />Residential Density <br />The proposed apartment site area (Lot 1) is approximately 2.81 Acres (122,524 square feet). The <br />proposed Flameburger site area (Lot 2) is approximately 0.69 acres (30,215 square feet). The total area of <br />the development is 3.506 Acres (152,739 square feet). <br /> <br />When considering only the area of Lot 1, the site does not contain the required square footage for a 160- <br />unit multi-family building in the C-2 District. <br /> <br />Table 2. The <br />proposed complex also includes site amenities such as a dog run and tot lot/playground for residents.
