11 | P a g e <br /> <br />Site Access and Circulation <br />The applicant is proposing five (5) separate access points with three (3) on Demont and two (2) on Rice. <br />Flameburger. <br />Figure 5. Access Points <br /> <br />Lot 1 has two access points. The first is a 24-foot-wide curb cut into a shared drive on Rice Street. The <br />second access point is a 30-foot-wide curb cut into the off-street parking area from Demont. Section <br />915.060.4 of the City Zoning Code states that: <br />“The maximum width for any portion of a driveway at the property line shall be 24 feet for a driveway <br />that serves a detached house; a commercial, industrial or institutional driveway may be 28 feet if two <br />lanes and 36 feet if three lanes.” <br />The applicant should confirm if the proposed drive will support three lanes as they are not shown on the <br />submitted site plan. Staff defer to the City Engineer for any additional comments. <br /> <br />Lot 2 has three access points and shares the above access drive with Lot 1. Two of the access points are <br />for the off-street parking lot in the front of the existing Flameburger building and are existing. The third <br />access point is in the rear of Flameburger, providing access to the larger off-street parking area. Although <br />the parking stalls on Lot 2 are proposed to be reserved solely for Flameburger customers, the access will <br />be used for those visiting both Lots. <br /> <br />Items to be Addressed: 1.) The applicant should confirm the number of lanes for the easternmost access <br />point from Demont. Any concerns from the City Engineer should be addressed. 2.) The applicant must <br />record a shared access and maintenance agreement for the access point in Lot 2 in the eastern parking <br />lot. <br />
