<br /> <br /> STAFF REPORT <br /> <br /> <br />TO: Mayor Fischer and Members of The City Council <br /> <br />FROM: Ben Harrington, AICP, Community Development Director <br /> <br />DATE: October 23, 2024 <br /> <br />RE: Planning Case 1434 - Reuter-Walton RIDE Apartments – 2550 Rice Street Little Canada, <br />MN 55117 et. al – Application for a Rezoning to Planned Unit Development (PUD) <br />Overlay District, Easement Vacations, and Preliminary and Final Plat <br /> <br />ACTIONS TO BE CONSIDERED <br />Approve/Approve with Conditions/Deny a Planned Unit Development (PUD) Overlay District, <br />easement vacation, and preliminary and final plat application from Paul Keenan of Reuter-Walton. <br /> <br />BACKGROUND <br />Reuter-Walton is proposing to redevelop the property (Figure 1) with a 5-story, 235,428-square-foot <br />(gross total area), 160-unit apartment building. They are proposing to retain the southern commercial <br />building, currently Yo Pizza and Fries, which will be occupied by Flameburger post-development. <br /> <br />Figure 1. Current Site Conditions <br /> <br />Red Border indicates the approximate proposed development area. <br /> <br />The applicant is proposing is to demolish the home, associated structures, and the northernmost <br />commercial building (the current site of Flameburger).
