Remove 2 existing storm sewer extensions that currently serve the site but will no longer be <br />needed. Refer to Figure 3 for approximate locations. <br />2. The on-site storm sewer and stormwater BMP will be privately owned and maintained. The <br />developer will prepare and execute a maintenance agreement with the Ramsey-Washington <br />Metro Watershed District. <br /> <br />Surface Improvements <br />1. The proposed pavement patches within Demont Avenue should be perpendicular to traffic and <br />extend the full width of the pavement. <br />2. The proposed sidewalk along Rice Street should be 8’ wide with sawed (not tooled) joints to <br />better match the future improvements along Rice Street. The outer edge of the sidewalk should <br />be placed 11.5’ from the property line. The sidewalk should also extend the entire length of the <br />west property edge. <br />3. Include a 6’ wide concrete sidewalk along the southern boundary of the property (north side of <br />Demont). The sidewalk should be set back from the curb with a 5’ boulevard.
