A City right-of-way permit will be required for work within Demont Avenue right-of-way.
a. 7 days advanced notice will be required for any planned roadway closures.
2. The proposed improvement will disturb more than 1 acre and will require a Ramsey-Washington
Metro Watershed review and approval.
3. Work within Rice Street right-of-way will require a right-of-way permit from Ramsey County.
4. Retaining walls greater than 4’ will require a building permit and shall be designed by a
structural engineer.

Watermain
1. The proposed service connection will require a watermain shutdown. Coordinate the watermain
shutdown with the City’s Public Works department a minimum of 2 weeks in advance. A wet tap
would also be allowed for this connection
2. The watermain service gate valve should be placed at the right-of-way line.
3. Remove 3 existing water services, to the main, that will not be needed upon consolidation of
parcels and redevelopment. Refer to Figure 1 for approximate locations.
5. Confirm hydrant access/spacing with Fire Chief. No on-site private hydrants are currently shown.
6. Confirm fire flow and connection methods Fire Chief.

Sanitary Sewer
1. The proposed service connection to the existing sanitary manhole within Demont Avenue
identifies a 6-inch core cut and invert but the upstream sewer is identified as an 8-inch service.
Confirm service size and update the plans accordingly.
2. Connection to the existing sanitary manhole within Demont Avenue must be core drilled and
include a watertight boot.
3. The existing sanitary manhole bench and invert should be reconstructed with a sweeping bench
to accommodate the proposed service connection.
4. Remove four existing sanitary sewer services, to the main, that will not be needed upon
consolidation of parcels and redevelopment. Refer to Figure 2 for approximate locations.
