It is adjacent to a set of office buildings to the north, a small multifamily <br />housing complex to the northeast and a carwash to the east. There are commercial businesses and a <br />manufactured home park to the south (across Demont) and single-family homes in the City of Roseville <br />to the west (across Rice Street). <br /> <br />Figure 1. Current Site Conditions <br /> Red Border indicates the approximate proposed development area. <br /> <br />The applicant is proposing is to demolish the home and the northernmost commercial building (the <br />current site of Flameburger). They plan to redevelop the site with a 5-story, 235,428-square-foot (gross <br />total area), 160-unit apartment building. They are proposing to retain the southern commercial building, <br />currently Yo Pizza and Fries, which will be occupied by Flameburger. <br /> <br />Application Review Standards <br />The Applicant is pursuing three separate reviews <br />1. Easement Vacation <br />The applicant is asking for three easements to be vacated on the site: <br />1. A drainage and utility easement in the northeastern section of the proposed site (Attachment 2). <br />2.
