MINU7ES <br />City Council <br />Flpril 15, 1981 <br />Mrs. ~lardini 9ntroduced the following resolution and moved its adoption: <br />RESOLUTION N0. 81-4-186 - APPROVING THE REZONING QF <br />LOTS 1 TNROUGH 6, BLOCK 1, AND LOTS 25 THROUGN 30, <br />BLOCK 1, BEMIS HEIGNTS ADDJTION FROM R-3, HIGhi DENSITY <br />RESIDENTIAL TO R-1, SINGLE FAMILY RFSIDENTIAL <br />Public <br />Hearing <br />Proposed <br />Rezoning <br />Of <br />Anderson <br />Mobile Home <br />Park <br />The foregoing resolution was duly second.ed by Mr. Flanson. <br />Ayes (5) Nardini, Flanson, Fahey, Forsberg, Scalze. <br />~layes (O). <br />Resolution declared adopted. <br />This resolution appears in Resolution Book No. 7, Page 121. <br />Mayor Hanson opened the public hearing regarding the proposed rezoning <br />of the Anderson Mobile Home Park locatetl on 3020 Rice Street from <br />L-I, Light Industria1, to R-4 Mobile Flome Park. The legal description <br />of this property is as follows: Unplatted Lands. Subj. to St. and Ex. <br />~: ot~Soo~L~net~MO~~~ndnEgecs'6?~~fown5h~p 2~; Rangeo~f2NW 1/4 of NW 1/h <br />Mayor Hanson stated that the City has three mobile home parks that are <br />not in an established district. The City's Comprehensive Plan has now <br />estab7ished a district for mobile home parks. This is the reason for <br />the proposed rezoning. <br />Mayor Nanson also determined that the Anderson Mobile Home Park has <br />been in existance fi'o~^ 2.7 years, the Terrace Heights Mobile hlome Court <br />was established in 1949 and the North Star Estates Mobile Home Park <br />was established in 1969. <br />Mr. Anderson, owner of the Anderson Mobile Home Park, appeared before <br />the Council. Mr. Anderson was concerned with the current regulations <br />and statutes that regulate the operation of a mobile home park. P,nderson <br />stated that should State statutes get even more restrictive, he may be <br />forced to go out of business. <br />Mr. Anderson expressed concern that should the property be rezoned to R-4 <br />he would not be able to sell the property. The surrounding property is <br />all zoned Light Industrial, and due to the small size of the Flnderson <br />property, Mr. Anderson felt it could only be sold as light industrial <br />property. <br />Mr. Anderson also informed the Council that he has 74 lots in his mobile <br />home park and that they are all small in size. Anderson indicated that <br />with the size of trailers today, these newer trailers are too large for <br />the size lots that he has. <br />P1r. Flnderson also indicated to the Council that he would not sell his <br />property unless he was forced to. <br />The City Attorney informed the Council that Mr. Anderson's point was <br />va1~id as the surrounding property is zoned light industrial. <br />Page -5- <br />
