MIMUTES <br />City Council <br />Flpril 15, 1981 <br />Mr. Jim V~lleaux pointed out that due to the small size of the Flnderson <br />Trailer Pari< and the new larger sized trailers, a new owner may not have <br />enough property to operate a mobile home park successfully. <br />The City Clerk also pointed out that under the C7ty's R-4 zoning, the <br />minimum size for a trailer park is five acres. The Flnderson's have a <br />litt1e over four acres. <br />P4ayor Hanson stated that even if the Council rezoned the property, it <br />would still be non-conforming under the City's ordinance. <br />Mrs. Anderson stated that they have no present plans to sell the property, <br />but just feel the value of the property would be lowered should it be <br />rezoned. <br />Mr. forsberg introduced the following resolution and moved its acioption: <br />RESOLUTTON M0. 81-4-1II7 - CLOSING 7HE PUBLIC HEFlRING <br />THE PROPOSED REZONIDIG OF THE ANDERSON MOE3ILE HOME <br />PNRK FP,OP^ L-I, LIGHT INDUSTRIAL, TO R-R, MOBILE FIOME PFlRK <br />The foregoing resolution was duly seconded by Mrs. Scalze. <br />Ayes (5) Forsberg, Sca1ze, Fahey, Hanson, Nardini. <br />Nayes (O). <br />Resolution declared adopted. <br />This resolution appears in Resolution Book No. 7, Page 121. <br />Mayor Flanson stated that he was in favor of retaining the L-I zoning <br />on the Anderson Mobile Home Park. Hanson felt a rezoning wo~ild be <br />a hardship to the Flnderson's. Hanson also felt that the purchase <br />of the Anderson Mobile Home Park would not be very desirable with <br />the present size of trailers. <br />Mr. fahey stated that he agreed. Fahey also pointed that the City <br />is in the same position on all the mobile home parks with the exception <br />of the R-3 zoned section of the Terrace Heights P9obile Home Park. <br />Fahey stated that he was opposed to the rezoning. <br />The City Clerk asked if the Flnderson Mobile Home Park would be considered <br />non-conforming. The Flttorney stated that it is the park itself <br />that the City is looking at. Mr. Parks also stated that the Anderson <br />Trailer Park would be grandfathered in under the City's ordinances. <br />Mr. Parks stated that by leaving the L-T zoning, the City is not changing <br />anything and the City is not effecting the property rights of the <br />Anderson's. <br />Mr. Parks stated that if the Council does not rezone any of the mobi1e <br />home parks, there will be no R-4 zoning in any of the City. Parks <br />stated, however, that the R-4 district should still be retained in the <br />City's ordinance so that it could be used in the future. <br />Page -6- <br />
