MINUTES <br />City Council <br />May 26, 1982 <br />Rental Mr. Delonais stated that at the Planning Commissi.on meeti.ng Sharon Ti.mmons <br />Hall (Cont.) had the feeling thaC this activity was getting too close to the <br />homes in the area. <br />Mrs. ScaLze commented that this area of Little Canada Road is not <br />zoned totally business. Mrs. Scalze commented that everything in <br />the area is R-1. except for Norm's Tires. <br />Mr. Fahey commented tl~at the first~ching the Council must do i.s to <br />decide if it wants to amend the zoning ordinance. Mr. Fahey stated <br />that he does not have a problem with it. <br />The Planner stated thaC he hadsuggested a parking requirement of 1 <br />space for every 24 square feet. Flowever, the Planner staCed that <br />he has reviewed the plans and feels there should be a different <br />parking requirement. The Planner stated that the renCal ha11 would <br />be put to Cwo different types of uses - Reception uses and auditorium <br />us'es. Under an auditorium type of use there should be 1 space for <br />every three seats. Under the reception use there should be 1 space <br />for every 40 square feet. The Planner stated that based on these <br />requirements, the partci.ng should be 1 space for every 40 syuare f.eet <br />and the capacity for auditorium uses should be limited to this <br />par.l<ing availability. <br />Mr. Brinkman informed the Councilthat the site plan he has submitted <br />provides 91 parking spaces. <br />Mrs. Scalze asked if the City had anything f.rom the Water Department <br />on Che parlcing lot overlap of this easement. Mr. Roger Moore reported <br />that the overlap includes a portion of the parking 1ot and a11 of <br />the driveway. Mr. Moor.e statect that if <: proposal were submitted <br />to utilize this, it would probably be acted upon favorably by the <br />Water DeparCment. <br />Mr. Krejci informed the Council that he discussed this with the <br />Water Works Department and it was explained to him that the Department <br />has an easement on Che property and he could not build a structure <br />on it. <br />Mr. Nielson stated that the 91 parking spaces would be a 1~itCle more <br />than adequate, however, if. the additional building were built at the <br />back of the present building, the parking would not be adequaLe. <br />Mr. Fahey stated that he had some question with number 9 of the PLanner's <br />Report dealing with Liquor. The Planner stated that he did not think <br />a liquor license could be issued due to the proximity of the building <br />to the church bu~ilding. The Planner staCed that he does not know <br />what the City's ordinance says about bottle clubs, and suggested thaC <br />the City Attorney research it. <br />The City Cl.erk staCed that it is a State permit process for set-ups, <br />and a Ci.ty process for a wine and beer license. <br />Page -8- <br />
