Mr, Blesener stated that by goi.ng out to Sylvan, the City caould have to downzone property and this might be more expensi.ve than going out to Rice Street. Mr. Maddox stated that they have no oUjec~ion with access from Kice Street, Mrs. Scalze pointed out that thi.s would involve an upzoning to A-3< Mr. Pahey commented that .i.t is not realisCic to have residential lot on Rice Street. ScaLze stated that she did not feel that Lot 11 should extend behind Lot 15 of Iona Lane. Fahey suggested that perhaps the developers should go baclc to the drawing board and work out access to Rice Street. Fahey also su~gested, thaC the developers give the people owning Lot l.i more f.lexibili.ty i.f only through additional setbacks or something of this nature, Mr. Mactdox stated that he caould lilce some direction from the Council that this development might happene Scalze pointed otrt that iL access was Co Rice StreeC, the developers would have a corner 1ot and the setbaclcs would have to be worked out, Fahey suggested a PUD for tkie property. Mr. Pasciana felt that the City could only condemrt property if it was Lor a pubLic use. 41r. Pahey pointed out that the property wouLd be used for a road and this woul.d be a public useo Nardini aslced if the condemnation process would cost the Ci.ty anything. Mr. Sweeney repl.i.ed that this depended on what arrangements the City madee Nardini commented that she wanted to make sure that the developers paid a11 condemnation costs. Fahey su~gested that the City Attorney advi.se Dr. Krinke that the City is interested in assisting in the development of this area and see if something can be worlced out. I3lesener stated that if the City is going to condemn property, he ~vould rather see access from Rice Street. I~lesener felt that the other al.terna- tive would cost the City more money in the Long run. Collova pointed out that wi.th access to Rice Street, the City coould have residential and commer.cial properties sharing a street. Fahey poi.nted out that the people buying the property would be aware of this at the time the purchase was made.
