MINUTES <br />City Council <br />Oct. 14, 1987 <br />its pr•oper~ty, specifically the ar•ea of County Road E and 35E. <br />Pelstr~ing r~epor•ted that Vadnais Heights will be holding a developer•s <br />luncheon to intr~oduce developer•s to the site and r•epor~t on financing <br />options, tr•affic counts, etc.to try to stimulate inter•est in this <br />ar•ea. <br />Pelstr•ing r•epor•ted that the City of Coon Rapids holds monthly <br />individual lunches with developer•s to tr•y to stimulate inter~est in <br />their~ city. <br />Fahey noted the limited pr•oper•ty in the City left for• development, <br />and asked what cities in a similar• situation do to mar~ket their• <br />property. <br />Pelstr•ing r~epor~ted that mar•keting effor•ts such as developer•s luncheons <br />work r•egar•dless of the amount of land involved. <br />DeLonais pointed out the City's limitation to 3-stor~y development. <br />Council discussed this and felt given the r•ight development, and in <br />view of the City's adoption of Appendix E, it might appr•ove a development <br />exceeding 3 stor~ies. <br />DeLonais pointed out that the smaller•sites in the City seem to be <br />developing without assistance on the City's par•t. <br />Fahey noted that thr•ough City assistance, the City can attr~act a <br />higher quality development which will give the City a gr~eater tax <br />base on the few r•emaining par•cels in the City to be developed. <br />Council discussed the property along Country Drive and the limited <br />development potential of that pr~oper•ty in view of the shallow depth <br />of the pr~oper•ty. <br />Neilsen felt the pr~oper~ty might develop as high-tech office war•ehouse, <br />but did not feel it would develop commer•cially. <br />Council discussed the Schr•ier•/Mogr•en pr•oper~ty and possible development <br />pr•oblems due to fly ash on some of this pr~oper~ty. <br />Nielson stated that the technology on fly ash is being developed, and <br />felt it may become necessary to exhume fly ash wher•e it has been dumped <br />into the water~ table. <br />The City Cler•k felt that ther•e was no fly ash involved in the water <br />table on the Mogr•en/Schr~ier• pr~oper•ty. <br />Fahey asked other• mar•keting effor•ts Pelstr•ing's fir•m under~takes besides <br />the developer~'s luncheon. <br />Pelstr•ing r~eplied that they do individual developer~ contacts by <br />telephone or• dir•ect mail. Pelstr•ing r•epor•ted that they tr•y to <br />develop the mindset with a developer• that a city is a pr~ogr•essive <br />community. <br />Paqe -3- <br />
