The marketing analysis firms will look at the demand <br />features of each use and if there is an immediate market that will support <br />such development. The report will give the likelihood of success of each <br />use, and this is valuable information for a developer. The report would <br />also be needed by a lender~ for a development, and would be information <br />that tenants of the site would want as well. <br />The City Engineer r~epor•ted that another idea that has been suggested is <br />if Country Drive is lower•ed and Nadeau Road eliminated, that the Qurke Lane <br />extension be located adjacent to the Water Works property. This would free <br />up mor•e land for development along Country Dr~ive. <br />Scalze pointed out that there ar~e r•esidential homes on the southern end of <br />the property, and pointed out that if a large developer is not attr~acted, <br />these homes could remain isolated. <br />Fahey did not feel the City should spend any money at this time surveying <br />the property adjacent to the Water~ Works for possible extention of Burke <br />Lane. Fahey stated that he did not think the proper~ty owner that would be <br />adjacent to the Bur•ke Lane extension would want the road extended along <br />the Water Works. <br />Collova reported that there is a property owner in this ar~ea who is waiting <br />to build until the issue of where an extension of Burke Lane would be <br />located is decided. <br />Blesener did not believe the three single-family homeowners on Country <br />Drive could be left out of the pictur~e, pointing out that Countr•y Drive <br />starts to rise in front of these homes, and if the r•oad islower•ed, one or <br />two of the homes would have to be removed. <br />Fahey pointed out that in that case, placement of the Burke Lane extension <br />adjacent to the Water• Wor•ks would be feasible. <br />One of the Country Drive single-family homeowners stated that unless all <br />of Country Dr•ive were cut down, he felt the project should not proceed. <br />The City Planner informed those present that the pr•oposal for• cutting down <br />Country Dr•ive is not the only pr•oposal that the City has studied. The <br />City has also looked at relocating Country Dr•ive to Condit, but the <br />Economic Development Committee did not think this feasible because of the <br />cost involved and the impact on the residential neighborhoods to the west. <br />The Mayor r~epor•ted that the City has received a letter dated October 12, <br />1988 from Marguerite A.
