MINUTFS <br />City Council <br />October 26, 1988 <br />Multiple Fahey replied that the building would have to be rebuilt to the new <br />Rezonings standards of the I-P Distr~ict if the proper•ty is rezoned I-P. <br />(Cont.) <br />Fr•attalone asked what would happen to his business if he wanted to put <br />an addition onto his building. <br />The City Planner replied that there would be no change to the business <br />as long as the pr•operty owner is not increasing the non-conformity. If <br />an addition is being put on the building, chances are the outdoor storage <br />is being r•educed, and, thus, the non-conformity is being reduced. The <br />Planner• stated that this would be an acceptable situation. <br />Frattalone asked if he would have to come befor•e the Council for~ appr~oval <br />of a building addition. <br />Fahey stated that Council approval would not be r~equir~ed as long as <br />Ordinance requir~ements ar•e being met. <br />Fahey stated that the comments and concerns of the proper•ty owner~s in the <br />area are legitimate, however•, in most cases, the rezoning will not effect <br />the existing businesses. <br />Bob DeBace asked if a Conditional Use Permit would be r~equir~ed to add <br />on to an existing metal building if the property is rezoned to I-P. <br />The Planner stated that as long as the addition does not exceed 25% <br />of the existing floor ar•ea, a Conditional Use Permit would not be <br />required. Only the normal building permit process would be required. <br />Frattalone r•eported that one of his par•cels is a demolition landfill <br />and r•eported that he will need to develop that site with a small <br />building and a lar•ge outdoor stor•age area. This is due to the high <br />cost for• constr~ucting a building on pylons. Frattalone r•eported that <br />he has discussed his development plans for this parcel with the City <br />Counci 1, however•, i f the pr•operty i s r~ezoned, the pr•oper•ty coul d not <br />be developed as he had planned. Frattalone pointed out the Planning <br />Commission's r•ecommendation to retain this pr•operty as I-1. <br />Fahey agreed that ther~e were poor soils in some of the ar•eas and asked <br />the City Engineer's opinion on the extent of the poor soils. <br />The City Fngineer agreed that there wer•e poor• soils in the ar~ea east <br />of Ryan Industr•ial Par~k, but that soils wer•e better in the Rauenhor•st <br />Fir•st Addition. <br />Scalze pointed out that the Planning Commission r•ecommended that the <br />Rauenhorst First Addition not be r•ezoned to I-P Distr•ict until the <br />Council addr•essed the issue of lot cover~age. <br />The Council agr•eed that the limitation on lot coverage in the I-P Distr•ict <br />should be changed to a floating lot coverage pr•ovision. <br />Page -5- <br />
