MINUTES <br />City Council <br />October 26, 1988 <br />Multiple Mr. Fahey introduced the following resolution and moved its adoption: <br />Rezonings ~ESOLUTION N0. 88-10-453 - INSTRUCTING THE <br />(Cont.) <br />CITY PLANNER TO WORK WITH THE CITY ATTORNEY <br />TO PREPARE AN AMENDMENT TO THE ZONING ORDINANCE <br />DELETING THE 35% BUILDING COVERAGE LIMITATION <br />AND REPLACING IT WITH A FLOATING LOT COVERAGE <br />PROVISION IN THE I-P DISTRICT WITH OTHER <br />LIMITATIONS OF THAT DISTRICT TO REMAIN THE SAME <br />The foregoing resolution was duly seconded by Mrs. Scalze. <br />Ayes (5) Fahey, Scalze, Collova, LaValle, Blesener. <br />Nays (0). <br />Resolution declared adopted. <br />This r•esolution appear•s in Resolution Book No. 20, Page 468. <br />Fahey suggested that the Council consider• the rezonings on an area <br />basis similar to the manner• in which the Planning Commission reviewed <br />the proposal. <br />The first area considered was that property abutting Rice Street. <br />Fahey explained the rezoning proposal as presented by the City Planner <br />and the proposal as pr~esented by the Planning Commission. <br />Blesener noted that the Planning Commission r~ecommended that all <br />pr•operty bordering Rice Street be r•ezoned to B-3 with the exception <br />of the Ar•t Fleischhacker property. The Planning Commission recommended <br />that that pr~operty remain I-l. <br />Scalze felt that this pr~esented spot zoning. <br />The Planner noted that the Planning Commission suggested that the <br />Midwest Spring property be rezoned to I-P Distr•ict, r•ather• than B-3 <br />since Midwest Spring has indicated an inter•est in expanding their <br />building. <br />The Planner reported that he recommended B-3 zoning for the Fleischhacker• <br />pr•oper•ty. The Planner pointed out that the current use of the property <br />would be non-confor~ming under either I-1 or• B-3. The Planner felt that <br />development of the property was restricted due to site non-conformities. <br />Scalze pointed out that if the property remained I-1, the current <br />building could be torn down and replaced with a metal building. <br />Fahey suggested that for long-term development of the proper~ty, it <br />should be r•ezoned to B-3. <br />Scalze pointed out that BW might be a good zoning for• that pr~operty, <br />and did not believe that property had to be rezoned B-3 just because <br />it fronts on Rice Str•eet. Scalze pointed out that the only undeveloped <br />pr~operty on Rice Street was the pr~operty owned by the County. <br />page -6- <br />
