MINUTFS
City Council
April 26, 1989
Collova clid not feel ther~e was a concer~n with landlockinq the Huot
property since it is bordered on two sides by public streets.
The City Planner stated that he would like to avoid another• inter•section
on Little Canada Road since it would be very close to Edgerton Street.
Fahey pointed out the ter•r•ain of the Swanson and Huot pr•oper•ties, and
suggested that the Cit,y Enqineer~ look at the pr•operties to deter•mine
how topoqr•aph,y will effect development. Fahe,y pointed out that it may
be most feasible to develop the Huot pr~oper~t,y via a cul-de-sac off of
Edger•ton.
The City Planner felt that the neiqhborhood circulation would be better if
a stub str•eet connected the two developments.
Scalze pointed out that there is a hiqh hill and lar•ge oak trees at the
back of the Swanson pr•oper•ty and asked how this ar•ea will be tr~eated.
Rendberg r•eplied that this has not been deter~mined as yet.
Scalze reported that concern was expressed at the Planninc~ Commission
meeting by Schletty Drive residents about drainage. Scalze reported that
the residents on Schletty Drive claim that run-off from Little Canada
Road pours down their street, and were concerned that the run-off from the
proposed cul-de-sac would also flow down their road.
The City Engineer stated that he believed the Count,y would require a
stor~m sewer• on the nor•th side of Little Canada Road in addition to catch
basins to carry run-off towards Fdgerton. The Engineer pointed out that
run-off from the new cul-de-sac would be cauqht by the catch basins and
would never cross ~ittle Canada Road and end up on Schletty Drive.
Scalze asked who would be assessed for this storm sewer~ improvement.
The City Engineer r•eplied that this has not been determined as yet.
Fahey sugqested that the City may require the storm sewer of the developer.
Fahey also suggested that the City Engineer study the Planner's recommendation
for a street stub eventually connecting the Huot property.
Blesener asked the price ranqe of homes planned for the property.
Rendberg replied that homes are planned in the $90,000 range, however, a lot
will depend on the number and size lots. Rendber~a also pointed out that the
location of the City's water• tower~ will effect the pr•ice-r•anqe of the homes
that will be developed on the property.
Blesener• suggested that alter~native #1 was pr•efer•able since the lots would
be laraer and may result in larger homes beinq developed on the property.
Rendberq stated that Mr. Swanson preferred alternative #2.
Paae -5-
