Comparative analysis is also included in
the Zoning and Land Use chapter, which examines lot sizes and frontages.

Like many cities, Little Canada’s demographic and housing characteristics vary by location.
Interstate 35E serves as both a geographic and socioeconomic divide, marking distinct
differences in land use, development patterns, and population characteristics between the eastern
and western halves of the city. Western Little Canada contains most of the city’s commercial and
industrial base, higher-density housing, and all three of the city’s manufactured home parks.
Eastern Little Canada is primarily single-family residential, with most of the city’s parks and
Lake Gervais.

Note: All maps in this section are shown as larger images in the Databook appendix. 11x17
versions of the maps are also available upon request.
