40 | Page <br />City of Little Canada Housing Study - 2025 <br />Map 7 – Year of Construction of Residential Parcels <br /> <br />The citywide average year of construction is 1979, but multifamily housing tends to be older, <br />with an average construction year of 1974. Little Canada was formally incorporated in 1974, <br />meaning any parcels shown in orange or red were developed before the city’s incorporation. <br /> <br />Market Value of Parcels <br />Map 8 displays the estimated market value (EMV) of residential properties in Little Canada. <br />Higher-value homes are concentrated around Lake Gervais, while lower-value properties are <br />more common on the west side of the city. The highest-valued parcels are commercial <br />multifamily developments, often valued at well over $2.5 million, whereas older homes and <br />manufactured home communities tend to have lower estimated market values. <br />
