The city’s population is essentially evenly distributed between the west and east side of I- <br />35E, with about 5,200 residents on either side. <br /> <br />2. The Twin Lakes area has the youngest population in the city, with a median age of 28. In <br />contrast, the Block Group at Rice Street and Little Canada Road has the highest median <br />age at 65, which may influence demand for walkable commercial development in that <br />area. <br /> <br />3. Higher-income households are concentrated east of I-35E, with the highest median <br />income of $147,000 around Lake Gervais, while the lowest median income of $43,000 is <br />reported in the Block Group at Rice Street and Little Canada Road. <br /> <br />4. Western Little Canada has the highest concentration of cost-burdened households, while <br />eastern neighborhoods generally experience lower cost burdens, aligning with income <br />distributions. <br /> <br />5. Vacancy rates are highest in western Little Canada, particularly along Little Canada <br />Road, where the estimated vacancy rate reaches 29%, warranting further investigation <br />into housing demand and property conditions. <br /> <br />6. Market values for residential properties are highest around Lake Gervais and lowest in <br />western Little Canada, where manufactured housing and older homes contribute to lower <br />property valuations. <br /> <br />
