MINUTES <br />CITY COUNCIL <br />AUGUST 28, 1991 <br />the Commission as far as setbacks are concerned with <br />the stipulation that the outside appearance be upgraded <br />from that of a cottage. After that meeting, McBride <br />reported that he put together another plan, which was <br />submitted to and approved by the Building Inspector. <br />McBride felt that these plans far exceed what was <br />requested, and stated that he would like to get going <br />on the project before frost is in the ground. <br />McBride pointed out that there are other homes along <br />Little Canada Road that are closer to the road than the <br />Favis house. McBride pointed out that the remodeling <br />plans do not call for changing the existing front yard <br />setback. <br />McBride reported that a concern of the Building <br />Inspector had to do with off-street parking, and that <br />is why the plans now show a one-car garage. <br />LaValle pointed out that what is done here will set a <br />precedent for the other homes on Little Canada Road. <br />McBride reported that he and the Building Inspector <br />have reviewed the Code book carefully, and the proposal <br />will meet Code. McBride reported that basically what <br />they are requesting is to be able to update the <br />structure to conform with the other homes along Little <br />Canada Road. McBride anticipated that the existing <br />homes on Little Canada Road will remain for the next 50 <br />years, and will not be removed when Little Canada Road <br />is upgraded. <br />Scalze suggested that the proposal was for the <br />replacement of the entire structure. <br />McBride disagreed. McBride reported that the Building <br />Inspector would like the building raised, and floor <br />systems and walls and roof checked, and updated as <br />necessary. McBride reported that the project will meet <br />UBC Code requirements. <br />Collova asked if inechanical systems had to be updated <br />to new. <br />McBride replied that this was correct, however, <br />watermain and sewer systems appear to be adequate. <br />McBride felt that only the electrical may need <br />updating. <br />Scalze stated that it sounded like the project was an <br />expensive one, and she was leery about starting the <br />project without knowing if there would be funds <br />available to complete the project. <br />Page 3 <br />
