The Planner also noted that <br />the pylon for the Rice at C Center is 25 feet high and <br />that signs for larger buildings are allowed to be a <br />higher height. The Planner reported that the City of <br />Roseville allows pylons 20 to 25 feet in height along <br />Rice Street, and Roseville's sign ordinance is applied <br />by zoning district. However, Roseville does require a <br />15 foot setback for a pylon, while Little Canada <br />requires a 5 foot setback. <br />Morelan asked if Vogt had thought about puttinq signage <br />on his canopy. <br />Vogt replied that he already has the sign he wants to <br />erect. <br />Scalze pointed out that it is very apparent that the <br />Gas N Go Superette is a gas station, therefore, <br />questioned the need for a higher sign. <br />Vogt reported that advertising of gasoline prices is <br />key to attracting customers. <br />Scalze pointed out that whatever is allowed for Vogt <br />would have to be allowed for Food N Fuel and other <br />applicants. Scalze pointed out that variances are only <br />allowed if extreme conditions exist such as topography <br />problems. <br />Morelan pointed out that variances were not granted to <br />any of the businesses on the list submitted by Vogt, <br />and the Council needs to check on the situation with <br />the Kath sign. These signs were either grandfathered <br />in or are allowed due to different circumstances. <br />However, Morelan stated that he would like to see <br />consistencies along Rice Street so that all businesses <br />could be competitive whether they were located in <br />Roseville or Little Canada. <br />Scalze asked if Vogt would want a 20 foot high pylon <br />that is required to have a 15 foot setback as would be <br />allowed in Roseville. <br />LaValle asked if size of a sign was based on size of <br />the building. <br />The Planner replied that this was correct. The Planner <br />also pointed out that signage for the Rice at C Center <br />was reviewed as part of their Conditional Use Permit <br />application, and noted that the Center had requested <br />more signaqe than it was allowed. <br />Pedersen pointed out that most businesses want bigger <br />Page 4 <br />
