MINUTES <br />CITY COUNCIL <br />JT7LY 28, 1993 <br />Howard Remerowski, 253 Twin Lake Trail, submitted to <br />the Council the results of a survey he conducted of the <br />Twin Lake area residents summarizing their position on <br />the development proposed by Pratt Homes. Remerowski <br />indicated that he found it hard to believe that Pratt <br />could develop the amount of homes on the Mitchell <br />property which they are proposing, without disturbing <br />the area very much. Remerowski pointed out that Pratt <br />Homes is proposing one dock for a 26-unit townhome <br />development, and has suggested that the single family <br />alternative would involve 11 homes along the lake and <br />11 docks. Remerowski indicated that on any given day <br />he can look out at the lake and only see a boat or two. <br />Remerowski pointed out the references to controls that <br />the homeowners' association would have, and stated that <br />rules are made to be broken. Remerowski asked who <br />would patrol the townhome dock. He also felt that a <br />townhome development would cause property values to <br />decrease and indicated that his preference would be for <br />single-family development since this is the development <br />that already exists on the south side of the lake. <br />Norma Klidzejs, 3244 Twin Lake Road, pointed out that <br />with single-family development, the existing homes on <br />the south side of the lake would only have a view of 11 <br />homes, not counting the Vadnais Heights development, <br />since the development not along the lakeshore would not <br />be visible from the south. <br />Len Pratt replied that this was true, but pointed out <br />that the townhome development would be a cluster of 13 <br />double homes. <br />Scalze pointed out that the roof sizes for those 13 <br />doubles would be twice as large as the 25 roofs for the <br />single-family homes. <br />Pratt estimated the square footage for a twinhome at <br />1,600 square feet, or 3,200 square feet per structure <br />versus 2,400 square feet per single-family home plus <br />the garage. <br />Scalze felt the total square footage of the roof mass <br />needed to be compared. <br />Pratt indicated that the amount of land used by the <br />twin home development would be less than that of the <br />single-family. Pratt also indicated that only 8 of the <br />twin homes would be visible from the south side of the <br />lake. <br />Scalze pointed out that those 8 structures would be <br />doubles. <br />Page 14 <br />
