The <br />Administrative Assistant reported that the tape has <br />been forwarded to the City and will be played over the <br />City's cable channel in the very near future. <br />CuP & Hanson opened the public hearing to consider the <br />vARIANCE application submitted by Team Properties for <br />F'OR SECOND Conditional Use Permit to allow a second free- <br />PYLON SIGN standing sign as part of The Market Place Shopping <br />'CTiE MARKET Center as well as a Variance to allow two free- <br />E>I,ACE standing signs along one street frontage. Hanson <br />SCTOPPING pointed out that the Planning Commission has reviewed <br />ch,NTER this request and is recommending that a variance be <br /> granted to allow one large pylon at the shopping center <br /> up to a maximum of 30 feet in height and 400 square <br /> feet in size. <br />Stewart Chazin, Team Properties, reported that he <br />approached the Planning Commission with the request to <br />retain the Burger King pylon at the shopping center as <br />a second pylon to be used for tenant identification. <br />The Planning Commission felt, however, that the two <br />existing pylons should be removed and a one new pylon <br />constructed. <br />Chazin reported that the goal of Team Properties' <br />request is to provide visibility for the tenants at The <br />Market Place. The new sign proposed would cost between <br />$25,000 and $40,000. Chazin reported that Team <br />Properties is willing to go along with the one larger <br />pylon as recommended by the Planning Commission, and <br />Chazin presented a concept drawing of what that sign <br />would look like. Chazin pointed out that the drawing <br />shows Jubilee Foods on the sign. This is because Team <br />Properties is not sure that Rainbow Foods still stay. <br />They are currently looking for another location. A <br />typical Rainbow store is 50,000 to 60,000 square feet <br />in size and they occupy 30,000 square feet at The <br />Market Place. Rainbow has indicated that they are not <br />willing to expand in their present location. If <br />Rainbow relocates, Team Properties is hoping to attract <br />Jubilee or another similar grocery store to that <br />location. Chazin pointed out that the Snyders' lease <br />would allow Snyders to vacate their present space <br />should Rainbow Foods leave the center. <br />Chazin reported that visibility for tenants other than <br />Rainbow Foods is very poor. Chazin pointed out that <br />The Market Place Shopping Center is perpendicular to <br />Rice Street while all other shopping centers in the <br />City are parallel to the street. Only Rainbow Foods is <br />visible from Rice Street. The other tenants at the <br />Page 3 <br />
